Important influences in this year-end review include fluctuating mortgage rates, recent interest rate cuts, and many affluent buyers deciding to design new custom homes. While economic and political variables are yet to be determined for 2025, high-end real estate remains a strong sector.

The Single-Family Residence Luxury Market
In the luxury single-family home market, October numbers indicated a surge in activity. Year over year (2023-2024):
- Inventory expanded by 19.7%
- New listings rose by 11.7%
- Sales increased by 21%
New inventory is still being built, and demand remains robust enough to drive sales.
The luxury single-family residence market has remained stable in terms of median sale prices. When this stable pricing coexists with inventory growth and robust sales, the market grows more favorable for homebuyers.
However, both buyers and sellers should keep an eye on interest rate trends and inventory – as well as consumer confidence – as these variables will continue to define demand.
