The Process of Designing Custom Luxury Homes

Relocating to Florida offers an opportunity to embrace a lifestyle defined by sunshine, outdoor living, and a close relationship to the natural environment. For many homeowners, that transition includes building a custom home tailored to coastal or Gulf Coast living. However, Florida’s climate, construction standards, and regulatory requirements differ significantly from most regions, making the role of a Florida-based custom residential architect critical from the start.

At CMSA Architects, we regularly work with clients relocating to Florida who are unfamiliar with the complexities of designing and building a home in a subtropical, coastal climate. Every project begins with a comprehensive evaluation of the homesite. The characteristics of the property directly influence massing, orientation, elevation strategy, and long-term resilience.

Surrounding properties, access points, and views
Environmental conditions and potential impact

Our team evaluates zoning regulations, lot coverage allowances, height limitations, setbacks, and required local or state permits. For coastal properties, floodplain requirements and environmental constraints are reviewed early to prevent costly redesign later.
Once these variables are understood, we proceed to the preliminary design phase.

The preliminary design typically includes a proposed site plan, floor plans, and exterior renderings. This presentation visually interprets the client’s goals and establishes architectural direction.
Following review and refinement, a contractor may provide a preliminary construction estimate. At this stage, interior designers and landscape architects are often introduced to ensure alignment across disciplines before moving forward.

If a contractor has not yet been selected, CMSA will recommend experienced professionals suited to the scope and complexity of the project. Once selected, the contractor collaborates with the owner and architect to refine budgeting and scope.

With cost alignment established, detailed construction documents are developed.

Construction documents include coordinated architectural, structural, mechanical, and electrical drawings. These documents provide the specifications required for final pricing and permit applications.

If state permits are required, CMSA acts as the owner’s representative, coordinating with regulatory agencies including the Florida Department of Environmental Protection (FDEP) when necessary.

Once permits are secured and contracts finalized, construction begins. During this phase, CMSA works alongside the contractor, interior designers, and consultants to review shop drawings and monitor implementation to ensure alignment with the approved design.

We recommend that all construction contracts be reviewed by legal counsel prior to execution.

The preliminary design and construction documentation phases typically require approximately six months. Construction timelines vary depending on size, complexity, and site conditions.
